1) We will
list the Home on the Multiple List Service. This
will include a detailed home and property description
and multiple photographs of the property showing the
exterior and different rooms. The listing will
appear on various websites, such as www.Homesdatabase.com
and www.Realtor.com.
2) The home is publicized in one or more local papers associated with Patuxent
Publishing (examples: Howard County Times and Laurel Leader).
3) We hold an Open House with a next day follow up of everyone that allows
us to call them.
4) We use a Colonial Post For Sale Sign and Directional Signs on neighboring
streets.
5) We use a Keybox which only agents can access.
6) We will put the home on the Home Preview Channel.
7)We will send flyers to Real Estate
agents.
8) We provide all buyers with Feature Color Photographs
and a Property Feature Sheet, Legally Required
Disclosures and other Contract Documents.
9) We place Conveys/Does not Convey Cards on appliances and other important
items.
10) We let the Seller have access to the Centralized Showing Service through
our website. This gives the Seller the chance to see which agents have
shown the property and their feedback. It also lets Sellers change
their showing instructions if the need arises. |

1) We will hold multiple Open Houses.
2) We will add a "video" virtual tour to the Multiple List Service and related
websites.
3) We mail full color postcards or flyers to the neighbors asking if they know
of anyone interested in buying the home.
4) We will advertise the home in Real Estate Publications.
5) We will hold a Brokers' Open.
We will recommend the fee of 2.5%, 2.75% or more that the buyers' broker would
ordinarily receive, but it is the client's final decision.
For all plans, we are there from beginning
to end. We
hire and pay for an interior decorator to help "stage" your home. We advise
you on the best asking price for your home, the review of all offers and any
subsequent negotiations. We
coordinate all of the steps in the process of selling your home, including scheduling
appraisals, termite inspections, home inspections and selling your home. We
will be at your closing!
